Landlords will almost always require a fee and do a credit report. If a senior has bad credit it might affect their ability to rent. What almost all landlords don't realize is that seniors' income like ss and pensions are protected and can't be taken from them. Even if the senior has a judgment that income can't be garnished. Seniors are not like younger tenants. When landlords understand this it often takes away a roadblock to rent to the senior. HELPS has a form landlord letter that we provide to anyone that tells any prospective landlord that the seniors income is protected and safe. HELPS makes this available to any senior anywhere, whether they are a member of our program or not.

BUT, poor credit indicates the person does not pay their bills...doesn't matter that income is protected.
